How We Operate
Following 25 years of successfully providing property maintenance and building services on the Gold Coast, 2006 saw the launch of our specialist Property Renovations division.
We are fully licensed with the Queensland Building Services Authority to work on any type of building, Commercial, Residential or High-Rise, giving you peace of mind and security when dealing with us
Step 1
We will make an appointment to meet with you at the property to discuss your requirements. Where applicable we will take preliminary measurements and digital photographs for future reference. We will consider any problem areas (eg roofing or drainage) which may affect the proposed renovation at this first visit.
Step 2
We will calculate and advise you of the approximate cost of the renovation based on the preliminary brief from the first visit together with the anticipated time required to complete the works. Steps 1 & 2 are free of charge.
Step 3
If appropriate we will revist site with our design draughtsman and thereafter produce a concept drawing/layout plan of the proposed renovation. On completion we will arrange a meeting with you to review the concept drawings, at this stage we allow for two further modifications to the drawing/layout. Costs involved for Step 3 are circa $600 for an average renovation/extension. This sum is payable with order, however, it will be deducted from the final project cost should you proceed.
Step 4
Once a design/layout has been agreed upon we can then reaffirm the approximate costs of the works (this is necessary as the final design/layout may differ from that envisaged at Step 1, which in turn may increase or decrease the estimated project costs) . Additionally at this stage we will advise you of the costs and fees involved (if any) for detailed working drawings, engineering and certification/inspection.

Upon completion of detailed working drawings (where applicable) and agreement regarding material and fittings specifications, final costings are calculated and presented to you in the form of a written quotation which contains in depth details of the proposed works and the total costs for the works. Deposit payment and progress payments required are fully explained in this document. Once the quotation has been accepted in principle we then prepare a Housing Industry Association Works Contract or a Commercial Works Contract as appropriate, which is signed by both parties.
Step 6
Upon signing of the Works Contract and receipt of deposit we then insure the works (where applicable) with the Queensland Building Services Authority to give you the comfort of Home Warranty Insurance relating to the works to be undertaken. We can then agree a mutually convenient start date.
